New Smoke Alarm Rules!

You may have recently read the reported changes to take place from 1st October 2015 for landlords in England, or agents acting on their behalf, will be required to install smoke alarms on every floor of their property and test them at the start of every tenancy. Landlords or their agents must also fit carbon monoxide alarms in rooms with a solid fuel appliance, which includes wood burners and open fires, but not gas appliances. Those not abiding by the regulations may face fines.

For existing managed landlords we have an agreement already set up with a local contractor to supply and fit the required alarms at a cost price.

For new tenancies, we will be checking and if necessary supply and fit the alarms for managed and unmanaged landlords as part of their inventory process. As part of our managed service for landlords we will be testing the smoke alarms on our quarterly inspections and if necessary remind tenants of their obligations.
