Service

We care passionately about the service we offer our clients and wouldn’t recommend a tenant to you unless we would feel personally comfortable with them renting one of our own homes. If you expect to achieve the very best results you need to employ the very best agent. You will require an agent who is motivated, hardworking and committed to delivering. Not only are we proud of our team but ensure that they are continually trained and are clear communicators. We are also open for business 7 days a week including bank holidays, at times convenient to landlords and tenants.

90% inc VAT of the first monthly rental amount with 12% inc VAT collection per calendar month (starting from month two)

This is the most popular service. We can do everything, including if required locating a suitable property for you to purchase for letting. This service level is in great demand for both professional and first time landlords.

  • Extensive marketing through our chosen marketing channels.
  • Arrange and conduct accompanied viewings of your property.
  • Discuss constructive viewing feedback from viewings that have taken place.
  • Negotiate applicant’s offers with you to secure the tenancy.
  • Carry out professional referencing.
  • Preparation of legally binding Assured Shorthold Tenancy Agreement (AST).
  • Collection of the initial rent payment.
  • Collection of the damage deposit.
  • Registration of the damage deposit with The Deposit Protection Service (The DPS).
  • Production of a written and photographic Inventory & Schedule of Conditions.
  • Reading of the relevant Electric, Gas & Water meters prior to tenants move in.
  • Notifying the necessary utility companies of the tenants move in date and meter readings.
  • Service of any required legal notices.
  • Conduct the initial signing of the tenancy agreement and relevant paper work with the tenants.
  • Conducting a final property inspection when the tenant vacates.
  • Handling any dispute claim arising over required deductions from the tenant’s damage deposit.
  • First 12 Month Rent Guarantee policy is included.
  • Conducting periodic property inspections with a written report after each inspection.
  • Organising and arranging any required repairs or general maintenance of your property.
  • Collection of the monthly rent.
  • Provide rent statement detailing all income and expenditure for that period.
  • Report annually to HMRC details of our non-resident landlord’s annual rental income.
  • Conducting final meter readings of the electric, gas & water meters after your tenant vacates.

120% inc VAT of the first months rent – minimum charge of £720 inc VAT
