We will continuously co-ordinate the following with approved contractors:

  • Electrical Installation Condition Report (EICR) by third party
  • Portable Appliance Testing (PAT) by third party
  • Landlord Gas Safety Certificate (GSC) by qualified engineer
  • Fire Risk Assessment arrangement by third party
  • Annual Lighting 3 Hour Tests by a NICEIC Electrician

We will carry out the following aspects in person:

  • Assisting in HMO new & renewal licence applications
  • In person weekly Fire Alarm system checks/testing
  • Emergency Lighting monthly checks in person
  • Fire Safety Equipment Checks by Home Lettings once a month
  • Attending Council HMO Environmental Health Inspections
  • Initiate and maintain logbook records of all checks
  • Regular communal and room inspections by Home Lettings

We handle everything: tenant sourcing and referencing, rent collection, day‑to‑day maintenance, compliance checks, safety inspections, and full administration of lettings.

Landlords or their managing agents must ensure fire safety (alarms, clear escape routes, fire‑rated furniture), carry out annual gas safety checks and periodic electrical inspections, maintain water, drainage, heating and common‑area systems, and keep shared spaces and individual rooms in good repair.

We regularly visit the property to check the communal areas are being maintained and ensure fire safety standards are being met . These visits help keep shared spaces clean, safe and compliant. This  allows us to quickly address anymaintenance or safety concerns.

Our tenants can report all maintenance and repair issues via FixFlo our dedicated on line reporting system. This helps us respond quickly, prioritise urgent issues and ensure repairs are manged efficiently from start to finish.

We manage all required certification and documentation: gas safety, electrical checks, fire‑safety assessments, licence renewals (if applicable), deposit protection and tenancy records, ensuring full compliance with legislation.

Operating an unlicensed HMO (when a licence is required) can lead to substantial fines, legal sanctions and potentially rent repayment orders. Our service aims to ensure every property meets local licensing standards before letting.
