1. to secure a property a holding deposit of no more than one weeks’ rent;

2. a security deposit with a maximum of 5 weeks rent, or 6 weeks on a property with rent over £50,000 per year;

During tenancy the following will be relevant:

6. payments associated with contract variation, at £50 or reasonable costs incurred if higher, when requested by the tenant;

8. payments in respect of bills – utilities, communication services, TV licence, council tax and green deal or other energy efficiency charges.

** Tenants T&C’s can be supplied on request.. holding deposit is refundable subject to the t&c’s.

  • Tenancy renewal fee: £150 (inclusive of VAT)
  • Administration fee: £300 (inclusive of VAT)

We ask for identification, proof of income or employment, previous landlord references (if applicable), and consent for a credit/tenant reference check.

Once references are approved and the tenancy agreement is signed, we typically aim to complete all formalities within a few days to allow for a quick move-in, subject to the property’s availability.

Details vary by property. Some include certain utilities or communal maintenance, others exclude these. All terms are clearly specified in the tenancy agreement before you commit.

You should contact our dedicated tenant support team. We will coordinate with landlords or contractors to arrange repairs promptly and keep you updated throughout.

Before you move in, an inventory and condition report will be prepared. Your deposit will be protected with a government‑backed tenancy deposit scheme, and any concerns must be noted at that time.
