Our fee structure

Landlords


This is the most popular service. We can do everything, including if required locating a suitable property for you to purchase for letting. This service level is in great demand for both professional and first time landlords.

  • Arrange and conduct accompanied viewings of your property.
  • Discuss constructive viewing feedback from viewings that have taken place.
  • Negotiate applicant’s offers with you to secure the tenancy.
  • Carry out professional referencing.
  • Preparation of legally binding Assured Shorthold Tenancy Agreement (AST).
  • Collection of the initial rent payment.
  • Collection of the damage deposit.
  • Registration of the damage deposit with The Deposit Protection Service (The DPS).
  • Production of a written and photographic Inventory & Schedule of Conditions.
  • Reading of the relevant Electric, Gas & Water meters prior to tenants move in.
  • Service of any required legal notices.
  • Conduct the initial signing of the tenancy agreement and relevant legal documentation with the tenants.
  • Conducting a final property inspection when the tenant vacates.
  • Handling any dispute claim arising over required deductions from the tenant’s damage deposit.
  • First 12 Month Rent Guarantee policy is included.*
  • Conducting periodic property inspections with a written report after each inspection.
  • Organising and arranging any required repairs or general maintenance of your property.
  • Collection of the monthly rent.
  • Provide rent statement detailing all income and expenditure for that period.
  • Report annually to HMRC details of our non-resident landlord’s annual rental income.
  • Conducting final meter readings of the electric, gas & water meters after your tenant vacates.

*Estate agents are required by law to fully observe and comply with Anti-Money Laundering Regulations 2017 and Consumer Protection from Unfair Trading Regulations 2008. In order to complete and comply with these pieces of legislation we must carry out some independent third-party checks which are cost incurring. This Includes, but not limited to; Satisfactory evidence of identity of all beneficial owners, and land registry documentation. Therefore, a small Customer Compliance administration fee of £30(inc VAT) per Landlord will be payable and is required before we can proceed to market any property. This charge will rise to £41(inc VAT) per Landlord for overseas clients.

As an integral part of the community, we’ve gotten to know the best professionals for the job. If we recommend one to you, it will be in good faith that they’ll make the process as smooth as can be. Please be aware that a small number of the parties we recommend (certainly not the majority) may on occasion pay us a referral fee up to £200. You are under no obligation to use a third party we have recommended. Please note that the Home Partnership do not take referral fees for contractors services relating to property maintenance.
