As specialists in the Mid Essex leasehold market, we know that buying and selling apartments is quite different from buying or selling a freehold home. It includes extra considerations because you’re dealing with specific leasehold details, which many people are unaware of. So, we set up Apartments by Home Partnership where our specialist team can help you navigate the ins and outs of buying or selling leasehold properties.

The challenges of buying and selling Leasehold apartments in Essex

When you search for properties for sale in Chelmsford with the filter set to flats/apartments, they are usually “leasehold” (but not all). With leaseholds in particular, what this means is if you buy the apartment, you don’t actually own the land or the building, only the flat itself. These will come with a lease which you need to fully understand in order to sell in the future.

Leasehold sales come with different complexities that don’t appear when you own the entire property and surrounding land. Some of the things to look out for are:

  • Ground rent: A lot of apartment owners still pay ground rent, which goes to whoever owns the land the apartment sits on, usually charged per annum. These can also come with increased charges in the future.
  • Service charges: You’ll also need to pay a yearly service charge that covers things like building maintenance, building insurance and many more depending on the lease.
  • Lease length: You need to be aware of how much time is left on the lease. Several lenders require a minimum amount of time on the lease to lend to a new buyer. This doesn’t mean an apartment is unsaleable but may require further investigation.
  • Property management companies: Your apartment may be one of many in a building managed by a property management company. If so, you need to be aware of their requirements, and what you can or can’t do as the apartment owner, or landlord.

As you can tell, it can be confusing and that’s why we set up the Apartments brand.

How we support first-time buyers & sellers

If you’re buying an apartment for the first time, our specialist team will guide you through the process so you understand exactly what you’re buying, how much it will cost in fees, and how long the leasehold agreement will remain in place. The goal is for you to feel confident in your decision, so you’re well aware of what you’re getting into.

For first-time sellers, we focus on helping you prepare your apartment whilst researching all the necessary information for prospective buyers, including all the fees you’re currently paying. Apartments by Home Partnership gets you in a position where your sale is as clear as possible, so you’re not bombarded with questions from buyers.

How we fit within the wider Home Partnership

Our specialist Apartments team is part of the wider Home Partnership brand. We still provide the usual Chelmsford estate agent services, except this sub-brand is dedicated to apartments and leasehold sales. Buyers and sellers still receive all the usual support from our wider team, and you’ll benefit from what’s made us great for many years.

Essentially, it’s like you’re dealing with a team of leasehold experts, but everything is still handled through the usual Home Partnership framework.
