Asking prices in Chelmsford have been reduced by an average of 2.2% over the past six months, a sign that overpricing can slow interest even in an active market.
Price trends
According to the Office for National Statistics and HM Land Registry, the average house price in Chelmsford was £381,000 in April 2026, up 0.5% from £379,000 the previous year, a modest but stable rate of growth. Looking at property types, specifically semi-detached homes rose 2.0% year on year to an average of £426,000, while flats and maisonettes fell 2.6% to £210,000. Detached homes averaged £688,000 and terraced homes £341,000.
Breaking this down further, first-time buyers in Chelmsford paid an average of £301,000 in April 2026, broadly in line with the year before, while home movers paid £476,000 on average, up slightly from £472,000. This gap reflects the different types of properties each group tends to buy, with first-time buyers intending to purchase flats and smaller homes, while home movers will typically buy larger semi-detached or detached properties.
Rental demand also remains strong in Chelmsford. The average monthly rents in the area reached £1,445 in May 2026, up 6.2% from the previous year, a faster rise than seen across the East of England as a whole.
